About Ryan Chaw
As a real estate investor with over 7.5 years of experience, I’ve built up a multiple six-figure portfolio with 10 single-family houses on the side of my full-time job. In the process, I’ve been featured on websites like Bigger Pockets and Business Insider. And today, I help others as a real estate investing coach.
But I didn’t start here. My first deal actually cost me over $30,000 in repairs and improvements. That’s what I want to help you to avoid – so that you can achieve success faster.
With my unique step-by-step real estate investment strategy, I’ll show you how to build passive income and achieve financial freedom.
“Ryan helped me go from zero to one with his real estate mentorship program. He’s extremely knowledgeable in student housing, and navigated me through many difficult situations like finding a market, closing a deal, marketing, and engaging with tenants. Ryan is very responsive and I get the feeling that he truly cares about his mentee’s succeeding in real estate. His business plan also actually works, so even though the mentorship program may seem a bit expensive at first, I was able to make back my money in 2 months through cash flow on my property.”
“If you’re on the fence, go for it. Ryan’s program will get you in the REI game and deliver results. I signed up for his mentorship program in April 2023, first property in escrow mid May. This first property cash flows $2,500 net. Closed on a second property only a few months later and currently looking at a 3rd. I love this niche and am so glad I ‘went for it’ with this program.”
FAQ – Real estate investing for beginners
How do you start to invest in real estate?
I’ll go ahead and assume you’re looking to purchase a property instead of investing in a real estate investment trust (REIT) or similar. The easiest way to get started for new real estate investors is to invest in rental property and rent out properties by the room.
The steps you need to take are:
- Find a property for the right price
- Renovate the property to maximize profits
- Acquire high-quality tenants
- Manage tenants
How much money do you need to invest in real estate?
You typically need money for a down payment. If you buy a single-family home, you need 15-20% of the purchase price. Or, if you buy a property and live in one of the units/bedrooms for a year, you need 3.5%.
Can you start investing in real estate without any money?
Yes, there are loans you can use or you can get into a partnership or joint venture. However, my strong recommendation is that you first save up for a down payment and then start investing in real estate.
